What’s the Average Price of Sanibel Communities?

“What’s the average price of homes in Gumbo Limbo,” I overheard a client ask Susan today. It’s a common question of buyers who are getting a feel for what Sanibel homes cost. As you know, home values vary by community.

Gulf front properties or near beach homes obviously have a higher price tag than homes that are not near the water. Homes on the “east end” of the island tend to carry an extra value because of their proximity to the causeway for convenient access on and off the island.

Average Price of North Captiva Communities

There’s often confusion between listings on Captiva Island and North Captiva Island. While Captiva Island is connect to Sanibel via the blind pass crossover, North Captiva is only accessible by boat or small propeller airplanes. Therefore, properties on North Captiva tend to be more affordable since the island is slightly less convenient to access than Sanibel or Captiva.
