Sanibel Ground Level Homes for Sale

Sanibel Island properties can be classified as Elevated (sometimes called piling homes) or as Ground Level homes. The City of Sanibel, in 1977, updated the building code to require every new home to have its living floor above flood elevation. Video: What's the Difference Between Ground Level and Elevated Homes

Both ground level homes and elevated homes have their advantages. Ground-level homes tend to be older, as most were built before 1977. Because of their age, they tend to have less square footage.

A huge benefit is you do not have stairs to get to the living space, which is a big advantage for older homeowners. Many buyers specifically seek out ground level homes for this reason alone. Also, ground level homes are much more connected to connected to their yard and pool. They provide a greater "outdoor living" feeling. However, there are certain flood-insurance implications of ground-level homes you need to be aware of.
