Homes on Sanibel Island can be classified as Ground-Level or Elevated (sometimes called piling homes). In 1977, the new City of Sanibel changed the building code to require every new home to have its living floor above flood elevation. This means that most homes built on Sanibel Island after 1977 are built on piling foundations.

Stilted or piling homes can have their lower level be all open, enclosed, or a combination of open and enclosed spaces. Whether open or enclosed, most elevated homes have parking under the structure. Many Sanibel Piling homes have enclosed garages or storage space on the lower level.
Elevated homes have stairs that lead up to the upper level, and will sometimes even have an elevator. These homes are built for floods, so they will be more protected should water levels rise during a storm. Elevated homes also have nice views and catch breezes on warm days.
Some home owners build out the lower level to be additional living area, even though it's not compliant with city codes. Doing this could affect what you pay in flood insurance. Also, the City of Sanibel may require you to remove the improvements that violate the building code.
