It has been a busy season already as we wrap up the first month of 2018. I’ve been non-stop, working with both potential buyers and sellers to make sure they get the most exposure possible while the market is hot. One tool we use in negotiations and to help determine the value of a home is, of course, a list of recent home sales here on the island.
While there are special circumstances with each real estate transaction… i.e. some homes might have been underpriced to sell quickly, and others might have been purchased at a premium, a quick glance at the date can help provide a general guideline for current island home values.
Below, we’ve listed all of the sales of single family homes, 1/2 duplexes and condos that have occurred on Sanibel and Captiva over the last two-and-a-half months (November 1, 2017 – January 15, 2018).
It’s important to remember that some of these sales happened over the holidays, with more homes likely to close in the coming three or four months. I think the data provides a solid look at the Sanibel and Captiva real estate market, and is a good tool for island homeowners and potential buyers alike.
