It’s April! Our “peak” season is just starting to slow now that everyone has taken Spring Break and Easter is around the corner. The island has been hopping with sun-bathed tourists and seasonal residents peddling along the shared use bike path – which is always great to see!
So, How are Real Estate Sales?
Good question! Actually, sales are a bit slower than last year. So far we’ve seen 35 total single family home sales on island and 38 total condo sales in the months of January, February and March.
It’s unusual that condo sales surpass the number of single family homes sales. Actually, the number of condo sales year-to-date isn’t too far off from the number of condos sold this time last year and in 2017.

Single family home sales seem to have slowed with 35 total sales in January-March 2019, vs the 66 total single family homes sold in the same time period last year.

But it’s not just Sanibel and Captiva home sales that have seen a decrease from 2018. National sales have also decreased according to the National Association of Realtors report on existing home sales.
The January report showed single-family homes sale were down 8.4%, and condo sales were down 9.5% from 2018. The February report looked a little better, with single-family home sales down only 1.4%, and condo sales down 5% from 2018.
