Yes! You can purchase vacant land on Sanibel Island. There are usually a few lots for sale on various parts of the island. We have the current listings at the bottom of this blog!
We should note, the island is fairly “built out,” as we say. There aren’t as many vacant lots left as there are in Cape Coral and Fort Myers. Even though there looks like a lot of “green” on the satellite map of Sanibel, remember that most of this is preserved land.
Building New Construction on Sanibel
We should also point out the various building codes the City of Sanibel has in place for building a new home, or even for modifying an existing property. The permitting process can be challenging, the say the least. But it’s not impossible!
We suggest working with a local builder that knows Sanibel’s building codes like the back of their hands. Many of them have good working relationships with the City, and are able to speed up the sometimes lengthy process of permitting and approval.

While going through the permitting process, you might question why the regulations seem so strict. We must keep in mind the City’s promise and commitment to preserving our beautiful barrier island’s natural environment and small-town appeal. Sanibel simply wouldn’t be the same without these building codes in place!
