Look out 2017! Sanibel Island has opened the year with a bang!
The snowbirds have arrived and vacationers are taking their turns filling the books of condos and hotels here on the island. Beach traffic, and, yes, car traffic has increased… both are good signs of a great year ahead for tourism.
Signs are not only pointing to a good year for tourism, but real estate as well. The Sanibel market is hot and heavy as we enter into our busy “peak season” here on the island. Take a look at a snapshot of the market for the month of January, 2017.
As you can see, properties are moving quickly. The hot ones are going fast, and that’s no exaggeration. I actually just wrote a contract on a property that didn’t even get the chance to officially “hit the market” yet! That’s how fast homes are flying off the shelf.
On top of that, our inventory remains low for the volume of buyers we have searching. So, if you are toying with the idea of putting your Sanibel home on the market this year, it’s certainly not too late to do so.
Breaking Down The Numbers
Below we break down the numbers further, looking at the number of sales that occurred this January compared to years past. You’ll see two separate charts: one for Sanibel Single Family Homes, and one for Sanibel Condos.
Taking it a step further, the graphs below show the volume of sales on Sanibel. The two separate graphs layout the volume of sales for Sanibel Single Family Homes, as well as the volume of sales for Sanibel Condos over time.
The data for these charts and graphs are pulled from the Sanibel & Captiva MLS, and include data from January 1, 2017 – January 31, 2017. My hope is that it helps you better understand the current market situation. And, while its still early in the year, I believe the numbers are a good indicator for a busy year to come.
