Use Recent Sales Data To Set Your Asking Price

We’re nearing the end of October, which means our busy season is just around the corner! Now is the time when most island homeowners prepare their homes to go on the market.

Preparing your home for the market can feel like a lot of work, especially if you decide to tackle a few renovations before listing your home for sale. Talk with your Realtor® before starting any home renovations. They can help determine whether or not your updates will have a return on investment by increasing the value of your property. 

Decide Your Asking Price

Another stressful part of listing your home for sale can be deciding on the all-important LISTING PRICE. Again, this is an important conversation to have with your Realtor®, who will be able to provide you a comparative market analysis (CMA) for your property.

The CMA report highlights recent sales of properties that are similar to your home. This helps you get a better idea of the market value of your property based on the current market conditions. Again, a good Realtor® will help you analyze the market and price your home accordingly. So, don’t stress! 

Recent Sales on Sanibel & Captiva Island

To help familiarize yourself with the current market, let’s take a look at the homes that have closed over the past two and a half months. Keep in mind this is a list of ALL homes sold from August 1 – October 15, 2019. Your CMA report should be more specific and only include similar properties to yours.
