Should you stage your Sanibel home before selling?? Yes! But, I use that word lightly, because not every home needs a major staging overhaul. Let me explain…

5 Tips For Staging Your Sanibel Home For Sale

5 Tips – Stage Your Sanibel Home

Tip #1 – Decide on Furnishings

Think about whether you’re going to sell fully furnished, partially furnished, or with no furnishings, and make your inventory or exclusions list. This is important to decide on early, and it’s a good idea to remove personal items that will be excluded from the sale. 

Tip #2: Clean & Clear 

Ask your Realtor® if they think it’s best to have a fresh coat of paint on the walls, or the carpets cleaned. Clear off your countertops and tabletops and be willing to allow your agent to temporarily stow away items for the photoshoot. Trust me, the less clutter, the better each potential buyer will be able to envision themselves living in your home.

Tip #3: Highlight that view! 

Shuffle some of the furniture so that the great outdoor view is the key focal point of the room. You can always move furniture back after the photos have been taken. Open those blinds and pull back those curtains so everyone can see that spectacular view. 

Tip #4: Reduce the Furniture

We talked about temporarily moving furniture, but how about removing it completely? Be open to suggestions on removing dad’s recliner, or the extra loveseat that crowds the space. Too much furniture makes a room feel more cramped than it really is. 

Bonus Tip:
Try not to have the back of the couch be the first thing you see when you enter a room. It creates a very “closed” and unwelcoming feel to the room.

Tip #5: Carefully Consider Upgrades. 

Consult your Realtor® before starting major upgrades that might not provide the return on investment that you hoped for. For example, it might be best to leave a kitchen or bathroom “outdated” and let the potential buyer redo it to their tastes.
