Home Staging – To Stage or Not To Stage

You’ve heard people talk about it, but is home staging really worth the time and money?

YES.

Why Stage Your Home?

Increased Price
The average staging investment is 1%-3% of a home’s asking price. That investment can generate a return of 8%-10% {National Realtors Association (NAR)}.

Selling Speed
Staged homes sold 77% faster than non-staged homes {Real Estate Staging Association (RESA)}. Staged homes have sold in as little as 11 days for 17% more than non-staged homes {International Association of Home Staging Professionals (IAHSP)}.

Mass Appeal
More than 90% of homebuyers start their search online, with photos serving as the first impression. Staged photos will build a strong first impression, which is usually formed within the first 7-10 seconds of viewing.

What is home staging?

Staging IS:

  • Emphasizing your homes best features
  • Helping buyers visualize living in the space
  • Making your home appealing to a number of potential buyers

Staging IS NOT:

  • Remodeling your home
  • Redecorating your home

Low-cost home staging tips:

  • Declutter and clear off surface space
  • Remove personal items, such as toothbrushes, used bars of soap and family photos
  • Eliminate bad odors but keep artificial scents to a minimum
  • Clean everything including windows, stainless steel appliances, floors and counters
  • Clean out closets and cupboards – closets should be half empty closet to look larger
  • Remove evidence of pets, such as litter boxes and food bowls
  • Use the room for its intended purpose – the dining room should not double as an office
  • If the house has an awkward area, try to give the space a purpose.
  • Amplify lighting in each room – open window blinds to let in natural sunlight
  • Arrange furniture to flow with home – furniture backings should not face the entrance of a room
  • Paint walls with light, neutral colors
  • Decorate to please the masses – remove any eccentric or personal artwork
  • Use fresh flowers or seasonal greenery as decorations
  • Improve curb appeal – mow lawn, trim hedges, lay fresh mulch
