2022 Median Sales Price Increase
In 2022, the median sales price of single-family homes sold on Sanibel increased by 28% from the year prior, while the median sales price of condos sold on Sanibel increased by 24% from 2021.

Hurricane Impact on SWFL Real Estate
Hurricane Ian hit Southwest Florida hard in September of 2022. As you can imagine, that impacted a number of things, including the real estate market. Initially, sales halted as many unknowns surrounded the recovery process. Zero homes closed on Sanibel in October, and only 6 properties closed in November.
As you can see in the left-hand column of the chart below, December picked up a bit with 29 total properties closed on Sanibel (SF + Condos). You’ll also notice that 71 total new listings hit the market in December, and the inventory of homes compared to last December 2021 is up significantly.
In the right-hand column of the charts above are the year-end statistics for 2022 including data from Jan 1 – Dec 31, 2022. These statistics were taken from the Sanibel & Captiva Islands Association of REALTORS® as of January 10, 2023.
Well, last week we shared What Experts Are Saying About the 2023 Housing Market. So, this week we thought we’d show you the actual numbers from last year. Obviously, the hurricane has upset our market and will likely have an impact on our upcoming 2023 SWFL Real Estate Market. Therefore, we can’t expect all of the national real estate trends to have the same effect on our local market. In reality, our market has always experienced variation from national trends due to the uniqueness of our second home/vacation marketplace.
